The Role

Location: Contracted to the London office. Tuesdays in the office and 1-2 days visiting sites. We are looking for candidates based in the South/East, including London, Cambridgeshire, Hertfordshire, and surrounding areas.

Contract Type: Full-time and permanent

We are on the lookout for a Property Development Manager to join our dynamic team! Reporting to the Property Delivery Director, you will be the driving force behind the successful end-to-end project delivery of all allocated property development projects, both new and existing. You will lead a local scrum team, collaborate with the wider Development and PureGym teams, and engage with all external stakeholders to foster a culture of best practice and continuous improvement.

Your Responsibilities

As a leader in project management, you will:

  • Assess the feasibility of potential new sites prior to acquisition.
  • Provide technical evaluations of each site and its development requirements.
  • Ensure budgets and capex investments are approved and tracked in line with Finance requirements.
  • Oversee the effective delivery of each development site from acquisition to opening, ensuring timely and quality outcomes.
  • Document and agree on site handover specifications with landlords.
  • Make key decisions at critical stages in the property development process.
  • Liaise with landlords and local authorities to secure necessary approvals and consents.
  • Manage all third-party contractors and dependencies involved in the development project.
  • Ensure consistent delivery of new and refurbished sites according to agreed standards.
  • Incorporate specialist technical input into the design and delivery of each site.
  • Contribute to the continuous improvement of gym formats and design standards.
  • Ensure health and safety requirements are met throughout the development process.
  • Recognize and support your peers to achieve team objectives.

Qualifications & Skills

  • Proven project management experience in delivering multi-site property developments.
  • A fantastic team leader who can motivate a multi-disciplinary team.
  • Ability to prioritize and deliver on critical milestones while overcoming risks.
  • Experience in customer-facing industries such as leisure, hospitality, or retail.
  • Skilled in managing third-party contractors and advisers.
  • Experience negotiating handover specifications with landlords.
  • Adept at resolving difficult situations and making critical decisions under pressure.
  • Proactive, accountable, and adaptable in a fast-paced environment.
  • Excellent communicator with strong negotiation skills.
  • Commercially astute, balancing member expectations with investment returns.
  • Process-oriented, with a knack for identifying and eliminating waste.
  • Ability to work cross-functionally to achieve the best outcomes for members and PureGym.
  • Professional qualification in construction project management or similar is a plus.
  • Degree-level education with a commitment to continuous professional development.
  • A passion for fitness and leisure is highly desirable.
  • Willingness to travel as required.
